Beautiful 1 bedroom apartment in quiet Quinta do Paiva, close to Olhos d'Água. With a bright lounge and spacious areas, fully-equipped kitchen and one bedroom, perfect for 2+2 people to enjoy a great holiday.

In the apartment, which is on the ground floor, the bedroom is bright and spacious with a large double bed and wardrobe. There is a large lounge area with fireplace, additional sofa bed, TV (MEO channels with international selection), and opening to the south facing terrace. The kitchen is very well equipped should you feel the urge to create something delicious, and you can opt to dine al fresco on the sun terrace, with those tranquil views.

This apartment is ideal to "snowbirds" wanting to runaway from the northern cold, to young couples or to families with 2 children.

The Solar da Quinta closed complex is very quiet during most of the year and has a large south facing swimming pool. The apartment offers sun-loungers and pool towels.

Families staying in this self catering apartment will never be short of entertainment. Olhos d'Água is 2km away, as well as the award-winning Falesia beach, Vilamoura with its manicured boulevard, posh marina and countless golf courses is 5km away to the east, and the center of Albufeira is also 5 km away to the west.

Rental Agreement

Guests who paid their stay using the paying methods of AirBNB, HolidayLettings, HouseTrip or Homeaway must follow the payment conditions (online secure payment) and submit all questions relating to their payments to such channels.

Security / Damage Deposit
A security/damage deposit is required and must be paid before you check-in. The deposit is NOT applied toward rent. However, it is fully refundable within five (5) days of departure, provided the following provisions are met:

- No damage is done to property or its contents, beyond normal wear and tear.
- The maximum capacity of the villa or the number of guests provided in this booking form are not exceeded.
- No charges are incurred due to illegal activity, pets or collection of rents or services rendered during the stay.
- All debris, rubbish and discards are placed in rubbish bin, and soiled dishes are placed in the dishwasher.
- All keys are left on the kitchen table and unit is left locked.
- All charges accrued during the stay are paid prior to departure.
- No linens/towels are lost or damaged.
- NO early arrival or late departure.
- The renter is not evicted by the owner (or representative of the owner) or by the local law enforcement.

Noise Regulation
The local noise regulation has limitations from 22:00 to 09:00. During this period you must avoid shouting, honking, loud music or any loud noises that disrupt the peace of our neighbors. If we receive any complaint from our neighbors, we will be forced to demand your eviction in the presence of the police.

Cancellations that are made more than sixty (30) days prior to the arrival date are free of charge. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, loose the full reservation deposit.

Maximum Capacity
The maximum number of guests is limited to 4 (four) persons.

Minimum Stay
This property requires a seven (7) night minimum stay. If a rental is taken for less than seven days, the guest will be charged the seven-night rate.

Inclusive Fees
Rates include a full cleaning with linen & towel setup on changeover day. Facilities fees are included in the rental rate.

Housekeeping Service
While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However, it is available at an additional cost. Please call your property manager to book this service. We do not permit bath towels or linens to be taken from the property.

Falsified Bookings
Any booking obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

Written Exceptions
Any exceptions to the above mentioned policies must be approved in writing in advance.

We recommend you take out travel insurance for your trip.

Payment Agreement

A RESERVATION DEPOSIT equal to 25% of the rental rate is required until 3 days after this booking confirmation. The reservation deposit will be applied toward the rent. The advance payment is not a security deposit.

The BALANCE OF RENT is due 30 days before your arrival date.

  • Loud noises and music between 22:00 and 9:00 are not allowed.
