Complying with these Terms & Conditions is a requirement of the holiday Rental Contract. Failure to adhere to the below Terms & Conditions may result in penalties such as deductions from the security deposit.

1. GENERAL REQUIREMENTS

a) All Guests (and any Visitors) must comply with all House Rules and any other instructions from the Property Manager during their stay;
b) All Guests must be over 25 years old, except for families with children. Cool Villas does not host parties of adults under this age. If a reservation is made under false pretense to hide this rule, Cool Villas is entitled to prohibit access to the property or demand immediate eviction.
c) Our properties are Self-Catering properties. It means that the Guest will provide own groceries and household goods, e.g. soaps, shampoo, detergents, toilet paper, etc.
d) Guest will use apartment furnishings and equipment in the same layout and configuration as On Arrival.
e) Guests must notify the Property Manager of any disputes or complaints from neighbors as soon as reasonably practicable.

2. NOISE AND THE NEIGHBORHOOD

a) The property is suitable for children of all ages. Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the Neighborhood.
b) Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties – especially during nighttime hours (10 pm – 9 am), and upon arrival and departure;
c) Excessive noise is prohibited at all times and may result in termination of the vacation rental agreement, eviction, loss of rental paid and an extra charge of 250€ which may be deducted from the Security Deposit.

3. VISITORS

a) Guests are allowed a maximum of 4 Visitors at any time during their stay.
b) Guests are responsible for ensuring maximum visitor numbers are not exceeded; and that Visitors are complicit with these House Rules.
c) Overnight Visitors are not allowed.

4. FUNCTIONS

a) Parties and large gatherings of any kind are strictly prohibited at the Property.
b) Any small gathering must comply with other rules set regarding Noise, the Neighborhood and Visitor numbers.

5. PARKING

a) Guests and any Visitors are to comply with parking regulations and other requirements and show consideration to neighbors and other vehicles

6. CLEANING

a) While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However, it is available at an additional cost. Please call your property manager to book this service. We do not permit bath towels or linens to be taken from the property.
b) For 7 nights stays, towels are changed in the middle of the stay.
c) Towels on the floor will not be replaced.
d) If there are stains or makeup on the towels it will be charged from the security deposit as below:
Per Bath towel – 10,00€
Per Hand towel – 5,00€
Per Bath matt – 3,00€

7. GARBAGE AND RECYCLING

a) Guests and their Visitors are to dispose of Garbage and Recycling daily in the allocated trash cans, and excess rubbish must not be left in public or common areas.
b) Garbage and Recycling instructions are provided in the Travel Pack.
c) On the day of departure, guests must remove the garbage from the Property or a penalty of 20 euros will be charged from the security deposit.

8. SECURITY

a) Any time Guests leave the Property, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage.
b) Guests must switch off lights, air conditioning, fans, electronics such as televisions when not in use to promote energy saving. It is not permitted to leave the air conditioning on when Guests are absent from the Property.

9. SWIMMING POOL

a). The Swimming pool is only to be used between the hours of 8 am and 10 pm.
b) For safety reasons, it is not permitted to use any glassware in or around the pool area. Failure to comply with this rule will result in a fine of 100 Euros deducted from the security deposit.
c) Cool Villas and the Homeowner will not be responsible for unsupervised children around the pool area.

10. BALCONY AND DECK AREAS

a) Guests must supervise any babies and children at all times when using the Deck and Balcony areas.

11. SMOKING

a) Smoking is not permitted inside the Property. Please restrict smoking to the balconies. Smoking inside the property will result in a deduction of 100 Euros from the security deposit.
b) Cigarette butts must be disposed of properly (i.e. in the ashtray provided) and not thrown on property grounds. Failure to do so will result in a deduction of 50 Euros from the security deposit.
c) Damage from cigarette burns will be charged at full replacement cost to the Guest.

12. SUNTAN OILS & CREAMS

a) Take care not to sit on furniture and bedding when using these products as they are impossible to remove from upholstery.

13. PETS

a) Pets are not permitted at the Property.

b) The break of this rule will result in the immediate fee of 200€ taken from the security deposit.

14. DAMAGES AND BREAKAGES

a) All Damages and Breakages must be reported to the Property Manager as soon as reasonably practicable. Failure to report them will likely result in a penalty deduction from the security deposit.
b) To avoid Damages and Breakages, no furniture is to be moved from one room to another without prior agreement.
c) No bathroom towels are to be removed from the property. Separate beach towels may be provided for this purpose.

15. CHECK-OUT ARRANGEMENTS

a) Check-out time is at 10:30 am. The Property Manager will not accommodate late check-out requests during the months of July and August.
b) The keys should be left on the entrance/dining table or in the key box.
c) All the sheets and towels on the beds.
d) The garbage is to be removed from the property.
e) All breakages and losses are reported to the Property Manager. The cost of replacement/repair may be deducted from your damage deposit.
f) The security deposit will be returned until 5 days after check-out.

17. COMPLIANCE

a) Breach of any of these House Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement.

The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Property any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbors or other residents of the community.
